Epping residents divided as development reshapes commuter town

Epping, a commuter town on the edge of London, is facing growing tensions over its changing character. Residents describe it as a peaceful alternative to the capital, with Epping Forest and Central Line access drawing new arrivals. Yet some long-term locals say recent development has brought too many people and too few local shops.

The town’s average house price, just below £620,000 according to Rightmove, reflects its popularity. But for those who have lived there for decades, the changes are unwelcome. David Farmer, a resident of over 40 years, said Epping has lost its identity as a market town. He told MyLondon: "It was a nice market town when I first came in my 20s. Now, I think there are too many buildings, too many people being pushed in here."

A town split over its future

Vivienne Armstrong, another long-term resident, said the high street has suffered. "We’ve lost a lot of shops; we’ve got too many nail bars," she said. "So mainly the shopping has changed, I think, for the worse." She still values the town’s proximity to Epping Forest, where she walks year-round.

Others see Epping’s growth differently. Christine Rad, a resident, said the town meets all her needs. "It’s a very nice area; nice people, nice restaurants, pretty peaceful compared to London," she told MyLondon. "I only go to London once a month because you literally have everything you need here in Epping."

Transport links and traffic woes

Epping’s Central Line terminus makes it a convenient base for commuters. Alan Wheal, who lived in the town for over 20 years, said: "I love how safe and quiet it is here, but it’s also so near to London." He worked in Holborn for years and found the journey straightforward.

Yet David Farmer said travel outside London has become harder. "It’s very difficult to get around; sometimes it’s 2.5 or 3 hours to even get onto the M3 or M4 motorway," he said. The congestion has made visits to relatives in the southwest more challenging.

What happens next

Epping Forest District Council is responsible for planning decisions in the area. Residents concerned about development or traffic can submit comments during public consultations on new applications. The council’s next planning committee meeting is scheduled for 12 September 2024.
